Departmental Overview

Capital Strategies' real estate office assists the campus in meeting its needs for facilities through the construction of new buildings via third-party developers or donor development, purchasing real property, and leasing space in commercial buildings. They manage a property portfolio that totals more than 700,000 square feet. Our real estate office also leases UC Berkeley facilities, both on- and off-campus, to non-university tenants.

  • Independently prepares, drafts, review, amends, issues and administers highly complex contract documents involving leasing, use and occupancy of real property which includes office leases, lab/retail/cafe leases, cellular and radio communications site licenses, off-campus research licenses, use permits, filming licenses, entry permits, easements, and other real property use contracts.
  • Prepares and executes highly complex contract documents.
  • Counsels departments in the execution of highly complex, specialized agreements and provides appropriate business, policy and legal review.
  • Drafts complex or highly specialized exceptions to agreement terms and conditions as required by organization guidelines, rules, regulations, etc.
  • Collaborates and coordinates with other campus contracting offices to review, assess and minimize environmental, business or trademark risks and liabilities in proposed transactions, including Environmental Health & Safety, Business Contracts & Brand Protection, Public Affairs, and Physical and Environmental Planning.
  • Coordinates and ensures the execution of agreements on behalf of the Regents and negotiates contract terms and conditions with private sector entities, educational, government, and other non-profit institutions regarding the legal provisions of contracts and agreements.
  • Frequently works with politically sensitive and/or confidential material.
  • As required, coordinates and ensures the execution of the agreement for the Regents.
  • Consults with Campus Risk Manager to determine appropriate insurance coverage; reviews insurance certificates to ensure that commercial entities have required coverages and endorsements prior to contract execution.
  • Assists Real Estate division with analysis of lease and license portfolio on an as-needed basis, to support campus or UC systemwide policies, programs, or operations.
  • Other related duties as assigned.

Required Qualifications

  • Advanced knowledge of and/or ability to learn contracting principles, practices and organizational requirements and procedures for facilitating the Berkeley campus' space needs.
  • Advanced knowledge of real estate principles, contract law, the State Education Code, and UC contracts, with an advanced understanding of Regental policies, rules, guidelines, and practices.
  • High level of institutional knowledge to successfully perform a high volume of contracting work with advanced knowledge and understanding of the unit's myriad and complex contracting assignments.
  • Advanced understanding of and/or ability to learn organizational processes is required, along with the required business acumen to draft and review a high volume of contracts with adherence to applicable University requirements regarding liability, insurance, environmental impact, and environment, health and safety review as necessary.
  • Advanced written, editorial, verbal, and interpersonal communication skills; advanced ability to deal with broad and diverse constituencies with advanced customer service orientation and skills.
  • Advanced analytical skills with strong attention to detail.
  • Advanced organizational and negotiation skills.
  • Advanced listening, political acumen skills and problem recognition, avoidance and resolution skills.
  • Advanced knowledge of and/or ability to learn the campus, including its infrastructure, goals, mission, rules, policies, guidelines, etc.
  • Bachelor's degree in related area and/or equivalent experience/training.

Preferred Qualifications

  • Advanced degree in Business Administration, Law or real estate related field or comparable experience.

Salary & Benefits

This is a 100% full-time (40 hrs a week) exempt career position, which is paid monthly and eligible for full UC Benefits. Annual salary is commensurate with experience within the range of $91,400.00 - $131,100.00.
