Senior Project Manager, Planning, Design and Construction

Job Description:

The University of San Diego Senior Project Manager (Sr. PM) will oversee campus construction projects from early conceptual infancy into detailed design, permitting, construction, and turnover to end users. Projects will vary in size from small tenant improvements to large scale ground up construction. The Sr. PM should be well versed in the development of architectural documents, including architectural, electrical, mechanical, and structural drawings for building interior renovations as well as major construction. The Sr. PM should be skilled in the preparation of specifications, bid packages, construction contract documents, detailed estimates, detailed project schedules in an MS Project or similar software. This position supervises the project contract during the course of construction and maintains an accurate cost accounting of all construction/renovation projects. The Sr. PM must also possess strong communication skills that will enable excellent interaction with campus stakeholders. Indirectly the Sr. PM will act as a mentor to other Project Managers in the department.

Works under the general supervision of the Director of Planning, Design and Construction. Exercises supervision over projects and temporary personnel

Duties and Responsibilities:
Performs skilled level work in the design and management of construction projects in the following categories:

Pre-Construction/Design
Interviews university personnel and ascertains user renovation/new construction needs. Guides user in making the best decision regarding project needs, balancing the program with the building function.
Translates user needs into acceptable construction documents in accordance with current building code and ADA regulations. This may be done with outside designers or in-house staff.
Verifies and documents existing site conditions prior to beginning design.
Prepares drawings and specifications for all assigned renovation and construction projects. Insures all design documents align with our Campus Design Guidelines and Standards. Outside design firms are often brought in to assist in design.
Facilitates the preparation of building elevations and renderings as required. Coordinates any preparatory work, such as soils testing.
Revises construction documents as necessary after change order approval.
If using outside design firm, verifies that submitted design documents conform to USD design standards, tenant/client needs and all applicable codes.
Strives to create sustainable designs, targeting LEED Gold criteria when possible. Should keep current with LEED certifications and USGBC updates to their LEED programs.
Prepares detailed cost estimates for early budget and funding needs.
Prepares detailed project schedules.

Construction Management
Supervises the projects and administers the contracts during construction, as assigned by the Director of Planning, Design and Construction.
Insures that all construction is performed in accordance with design and current building, electrical, and mechanical codes.
Coordinates with the City of San Diego on all permit related issues.
Prepares project schedules pertaining to design and construction and ensures that the projects are designed and constructed in accordance with approved schedules.
Estimates construction costs throughout projects to ensure they stay on budget.
Develops construction documents for City of San Diego Building Department and insures all necessary permits are obtained prior to construction.
Prepares bid documents and selects final contractors for construction.
Creates Work Orders and Purchase Orders for all construction work and material.
Maintains project budgets. Project budgets will range and may be in excess of $80M for a single capital project.
Prepares contracts for all construction and renovation projects, for designers, contractors, and consultants.
Continues interaction with user(s) during construction to ensure required changes are accomplished within allowable budget and schedule.
Leads the punch list, turnover and closeout process, insuring that the building occupants and all servicing departments (such as FM, Public Safety, etc) have been properly trained on all building systems.
Develops and manages special projects pertaining to university facilities.
Communicates consistently with all campus stakeholders and keeps projects up to date in our project management software.

Safety
Consistently follows safety practices appropriate to the trade and complies with rules and regulations established by the university, state of California, and federal agencies.
Follows established procedures for dealing with special hazards and promptly reports any on the job accidents to Public Safety and to your chain of command and to the AVP of Facilities Management in writing.
Maintains an awareness of the typical hazards of the work place as well as special hazards that may be encountered at any university facility location such as biohazards, low-grade radiation and chemicals known to the State of California to cause cancer or birth defects.

Qualifications:

Minimum and Preferred Qualifications

Bachelor's degree in architecture, construction management, engineering, business or a related field is required.
Must have five (5) years' experience managing commercial or institutional construction projects.
Must be able to convert user concepts into construction documents.
Must be able to communicate effectively both orally and in writing.
Must have knowledge of current Uniform Building, Fire, and Mechanical Codes as well as the National Electric Code and ADA regulations.
Must be physically able to consistently perform job duties.
Must have the ability to maintain a professional working relationship with students, faculty, and staff.
Must adhere to University policies and procedures and follow the USD Way.
Must have the ability to supervise and instruct assigned employees.
Must be able to develop and manage construction projects and specialty assigned projects.
Must possess a general knowledge of construction law and contracting.
Must be able to demonstrate an advanced ability to use a computer manage projects with software such as Microsoft Project, Primavera, Microsoft Office, Maximo, TMA, Aperture, Projecto, AutoCAD, REVIT and Photoshop.
Must possess valid CA driver's license and may be required to drive university vehicles.
